Computer Generated Reports    Our reports are clear and to the point with combined narratives and checklist.  Reports are emailed in a PDF format within 24 hours of inspection.  No need for special websites and passwords to view the report you bought!  Afterall, it is YOUR report.  On-site reports are available upon request. 

Digital Photos    We take more digital photos than normal, usually between 50 and 75 per inspection.  If  a picture is worth a thousand words, during an inspection it can be priceless.

Summary Section    While a typical report is usually 40 to 50 pages long, we understand some people just want the "issues."  Included with every report is our easy to digest Summary section, neatly itemizing found issues in simple bullet statements.  This is often helpful to buyers, sellers and real estate agents.

Latest Equipment & Technology    A must to help evaluate all systems and components.  We're not just "looking around."  Knowing where to look and what to look for is key.  Having the right tools is critical.

Consultation    It is our pleasure to walk buyers and real estate agents around the property and thoroughly explain our findings.  Relaying the proper information is paramount in a home purchase.  Can't make it for the inspection?  We'll even meet you there at later date if you wish. 

Repair Verification     Of course we always offer a complimentary return visit to verify requested repairs, if needed.  Ask us or your real estate agent for details.  Everyone else charges a fee for this service.

Pre-Listing Inspections    For those putting their home on the market, what better statement can you make to potential buyers than to provide a detailed inspection report.  Coupled with the Disclosure Statement, it says you've got nothing to hide.  A pre-listing inspection can also point out the flaws you never knew were there. Many times this speeds up the negotiating process.

Radon Testing    Using the latest computer generated technology, Lanier Property Inspections can provide you with immediate results at the conclusion of our 48 hour continuous monitoring radon test.  All testing perfomed with EPA approved and calibrated equipment.  Not sure about radon, please click on the RADON icon at the left column to learn more.
